This is a very very bad beginning and probably won't have a happy ending.
If they send you a contract like that, then just imagine what it's going to like when you ask them to send you the money.
For your own good, think twice. Don't fall for it. There is another side of this "good rate". Be careful! In my eyes, the cons clearly outweigh the pros.

I have recently tried to take the approach that rates should match the contract, the tougher the contract and job requirements, the higher the rates. But this agreement looks too dangerous for any kind of rates.

I agree with all that has been said and don't suggest you sign this contract.
But I have had some cases where I wanted to work for a certain client although one or more paragraphs were out of the question for me. In those cases, I simply crossed out these paragraphs and told them my reason for it. They accepted.
