价格与 supply and demand 是紧密相关的。既然 demand 如此之高,居然还得“逼宫开盘”,那就无法再说人家房价太高。任志强又有理由说了:“中国的房子太便宜”。

有趣的是,这里叫做“逼宫开盘”,《蜗居》里面叫做“开闸”。也就是说,买房的人就像潮水一样汹涌澎湃。买房人的心理也许就像侯宝林相声《昨天》所描述的那样:快买呀,要不然他又涨价了!

像现在这样涨法,租房比买房划算。我有个朋友去年就把住了十年的房子卖掉,租了一所豪华公寓住着。


租售价格比:部分城市租售比达到1∶800

  戴德梁行华北区董事总经理何衍钧介绍,国际上通行的标准认为,合理的房屋租售比在1∶200到1∶300之间。这个比值意味着如果把房子出租,200个至300个月内能收回房款,买房就是划算的。比值越高,房价中偏离普通居民消费需求的比重越大。

  中国指数研究院的统计显示,2004年以来北京等部分地区房屋租售比一直高于国际警戒线。今年1至10月,北京地区房屋租售比达到1∶434,上海地区达1∶418,深圳、杭州均突破1∶360。


现在排队去买房的估计不会是暴发户。暴发户一般都有来头,真要买房根本不用排队。

看来中国的私房房租相对比国外便宜很多。我的感觉是,美国的租金较贵,买房比租房合算。在以下网站所列例子中,价值20万美元的房子月租是1000美元。实际上,租这样的房子估计月租至少得在1500美元以上。在几年前,恐怕得2000美元左右。在奥斯汀,1000美元恐怕连一套比较像样的两室一厅公寓都租不到。

任志强的这种说法毫无根据。我小儿子在奥斯汀有一大帮年龄相近的同学和同事,同事又有其同学。他们来往非常密切,经常聚会活动,雪球越滚越大(而且现在差不多都有了‘小雪球’;) )。这些人大学刚毕业时,一般都是先换好车,但先租公寓住。三五年后准备结婚时,就都买了 house。大部分房价约在20至40万美元,室内面积约为200至300平米。当时他们都还不到30岁。这些人大多数都是双职工。买房子并非是什么难以实现的梦想。有些人已经提前还清了房贷。其实,美国还有不少30岁以下的人都已经创业成老板了。任志强是房地产资本家,当然要站在资本家立场上欺骗老百姓。

For practical purposes, one needs to take into consideration of property taxes. For example, the annual real estate taxes for a home that's valued at $200k in Austin is anywhere between $4000 to $6000, depending on the school district. And then there are also maintenance costs and the potential risks of legal liabilities if one chooses to rent the place out. So being a landlord isn't all that it's cracked out to be.

I'm not sure if there are any real estate taxes in China. If not, then that is a factor that also comes into play when considering the purchase of an investment property. In other words, the one-to-one comparision of price-to-rent-ratio in China vs. the U.S. would be skewed in that case. In Austin for example, one is looking at more like 30+ years to recoup one's initial investment of $200k rather than the 16.67 years derived from the simple price-to-rent ratio, provided that the real estate value stays stable over the years.

In most cases, people who speculate in real estate are banking on the properties to appreciate in a relatively short period to make a quick profit. These people are also known as flippers. Some of them got caught with their pants down in this big real estate downturn.

Incidentally, for those who don't know, profiteering used to be a crime in the Mao years. Back then one could do some serious time or even get the death penalty for 倒买倒卖. And typically it would have been only over a truckload of melons or such, since real estate and motor vehicles weren't even privately owned at the time
