If I'm not mistaken, this real estate tycoon woman billionaire had a cameo appearance in the Hollywood movie "Wall Street: Money Never Sleeps".

I was watching the DVD of this movie over the weekend, and recognized her immediately.

The Million Dollar Money Drop Jan 10, 2011

Speaking of "money never sleeps", this is a relatively new game show here in the U.S., copied from the original British version. Over the weekend, I also watched all the episodes I missed when they first aired on FOX. IMO, the show's pretty unique and suspenseful.

Some of the women contestants are really annoying, if you ask me. But lots of times, that's one of the prerequisites for getting on these shows - you have to be real enthusiastic, animated, and bubbly.

Property Tax Jan 28, 2011

Of course property tax dampens demand. IMHO it should have been instituted a long time ago.

http://en.wikipedia.org/wiki/Property_tax

In the United States, property tax on real estate is usually levied by local government, at the municipal or county level. Rates vary across the states, between about 0.2% and 4% of the home value.[6] The assessment is made up of two components—the improvement or building value, and the land or site value. In some states, personal property is also taxed. The property tax is the main tax supporting local education, police/fire protection, local governments, some free medical services, and most of other local infrastructure. Also, many U.S. state and local jurisdictions impose personal property taxes.

Yueyin,

Anyway, the issue of moral obligations to contribute to society aside, I remember this post related to real estate property taxes from a while back.

http://www.proz.com/post/1278542#1278542

I'm not sure if there are any real estate taxes in China. If not, then that is a factor that also comes into play when considering the purchase of an investment property. In other words, the one-to-one comparision of price-to-rent-ratio in China vs. the U.S. would be skewed in that case. In Austin for example, one is looking at more like 30+ years to recoup one's initial investment of $200k rather than the 16.67 years derived from the simple price-to-rent ratio, provided that the real estate value stays stable over the years.

In most cases, people who speculate in real estate are banking on the properties to appreciate in a relatively short period to make a quick profit. These people are also known as flippers. Some of them got caught with their pants down in this big real estate downturn.

Steve,

I agree with you. I believe that the same type of situation would also occur in China sooner or later.

(Of course real estate developers regularly build showcase homes, aka spec houses. But they have to carry these homes on their books, and be responsible for any associated property taxes until the closing of a sale to a buyer occurs)

I've seen firsthand how a heavy real estate tax burden could negatively impact a company's bottom line, and some of the things a company would do to mitigate its effect ...

During the 1993 company downsizing(due to the sudden downturn in demand for mainframes), IBM implemented many cost-cutting measures. Among other things, the company gave away a lot of real estate it owned in order to cut its real estate tax bill. In the Mid-Hudson Valley where I was, some underutilized buildings owned by the company were completely razed to substantially reduce the appraisal value of the land the buildings stood on. Of course, lower appraisal values meant lower tax bills.

Largely to eliminate huge unwanted tax liabilities, the famous IBM corporate building located on Madison Avenue in Manhattan was also put up for sale. It eventually sold at a much-depressed price the following year ...

IBM sells Madison Ave. building to partnership.
By Weiss, Lois
Publication: Real Estate Weekly
Date: Wednesday, May 18 1994

A partnership comprised of Edward J. Minskoff and Odyssey Partners expects to purchase the IBM Building on Madison Avenue.

...

IBM is also seeking to sell an I.M. Pei designed headquarters-type quality building situated on 47 acres in Purchase, New York through the Edward S. Gordon Company's Westchester office.

590 MADISON AVENUE
Between 56th and 57th Streets
(the former IBM Building)
Developer: The International Business Machines Corporation
Architect: Edward Larrabee Barnes
Erected: 1983

By Carter B. Horsley

...

If two of the mightiest corporate names in the history of the United States cannot tolerate or support a major headquarters building in New York, perhaps the city is doomed. At the very least, such a major shift in corporate thinking reflects a serious decline in the city’s stature as the sine qua non of the business world, especially since both abandonments occurred prior to the explosion of interest in the World Wide Web on the Internet with all of its implications for global connectivity via computers rather than in person.

IBM’s decision was the more understandable of the two as the company had endured more than a decade of ludicrous mismanagement of the business it virtually invented: personal computers. It actually needed the money. Indeed, its sale of the building was not as dastardly as its outrageous decision to close its splendid, very elegant, museum-like exhibition space that had hosted a most impressive series of great art exhibitions. Not surprisingly, the company soon decided to also sell off many of its most valuable paintings from its famous art collection, which had helped garner the company a world-wide reputation as a leading corporate patron of the arts. It happened to sell the art when the market was down considerably, also.

The decision of both companies to sell their famous skyscrapers at almost distress prices in a real estate depression was an early and very disturbing sign of corporate downsizing that no doubt warmed stockholders’ hearts while depressing the hearts of all civilized people. If the board of directors of the companies had been more astute and waited a few years, they could have realized substantially greater sales results as the real estate market boomed in the late 1990's. So much for "shareholders' interests" and "corporate responsibility." So much for neighborhood, to say nothing of urban and civic and responsibility.

Steve,

Yes, it’s true. Casa Loma, Toronto, Canada, is another example.
http://www.casaloma.org/
http://en.wikipedia.org/wiki/Casa_Loma

Casa Loma (Spanish for Hill House) is a Gothic Revival style house in midtown Toronto, Ontario, Canada, that is now a museum and landmark. It was originally a residence for financier Sir Henry Mill Pellatt. Casa Loma was constructed over a three-year period from 1911–1914.

During the depression that followed World War One, the City of Toronto increased Casa Loma's annual property taxes from $600 per year to $1,000 a month, and Pellatt, already experiencing financial difficulties, was forced to auction off $1.5 million in art and furnishings for only $250,000. Sir Henry was able to enjoy life in the house for less than ten years, leaving in 1923.

Hearst Corporation also donated Hearst Castle to the state of California in 1957.

Hearst Castle is a National Historic Landmark mansion located on the Central Coast of California, United States. It was designed by architect Julia Morgan between 1919 and 1947 for newspaper magnate William Randolph Hearst, who died in 1951. In 1957, the Hearst Corporation donated the property to the state of California.
