Law/Patents - Law: Contract(s) / Lease Agreement
Spanish term or phrase: comprobante de pago
This is a lease agreement for office space in Lima, Peru. This is found in the section about lease payment.

My attempt:
Proof of payment (receipt) for the Rent shall be issued in American Dollars of the United States of North America and delivered to "THE LESSEE" within the first ten (10) calendar days of the month, for payment by "THE LESSEE" with the fifteen (15) following calendar days.

I'm not sure why the Lessee is issuing a receipt at all. Or, if it is an error in the source text and should be Lessor, why the Lessor is issuing a receipt before receiving payment. In Peru is "comprobante de pago" used for invoice, also?

This image seems to suggest that "comprobantes de pago" can be many things in Peru. http://es.slideshare.net/palaciosquispeguadalupe/informatica...

I did check the other entries in ProZ about comprobantes de pago and all seem to point toward receipt or proof of purchase.

invoice
Explanation:
Obviously this cannot be a receipt; that doesn't make sense in the context, because it precedes payment rather than following it. This is a document sent to the lessee/tenant requesting payment of rent, and then the lessee/tenant pays the rent. So it's an invoice.

In Peru "comprobante de pago" is a generic term for a payment document, including "facturas": invoices. Here is Article 2 of the SUNAT regulations:

" Artículo 2º.- DOCUMENTOS CONSIDERADOS COMPROBANTES DE PAGO
Sólo se consideran comprobantes de pago, siempre que cumplan con todas las características y requisitos mínimos establecidos en el presente reglamento, los siguientes:
a) Facturas.
http://www.sunat.gob.pe/legislacion/comprob/#

So in Peru "comprobante de pago" is a "payment document": a document recording any aspect of a transaction, and not just a proof of payment (that is, proof that a payment has already been made), which is what a receipt is.

It's perhaps worth recalling that "recibo" in Spanish (not just in Peru) is not invariably a receipt either. A recibo de la luz is an electricity bill: it's issued as a demand for payment, not an acknowledgement of payment.

But although "receipt" is sometimes used like that in English, a receipt in the context of rental is invariably a document given by the landlord to the tenant after the rent's been paid, to acknowledge that it's been paid. And that, obviously, is not what this is. So I think you should call it an invoice, which is what it is.

By the way, a rent payment voucher can mean various things but as far as I know this term is not applied to a request for payment or notice of payment due.

Payment voucher

Explanation:
My suggestion. Javier Becerra lists these synonyms in his dictionary under "Comprobante/Constancia de Pago": receipt, proof of payment, evidence of payment, proof of purchase, acknowledgement of payment, discharge, release, signed release.

"Proof of payment" is fine as you proposed in your text and is also confirmed by Thomas West in his renowned law and business dictionary.

In Latin American countries, as well as others, it's common for a lessee to pay rent via deposit to a bank account and afterwards issue a receipt or proof of payment. That is a way for the lessor to know that the payment showing in his/her account that said payment was generated by the lessee.

"Deposit slip" is another option that could work

Asker: I think you have supplied the step that I was missing -- payment being received via bank deposit and then a receipt being issued. Thank you.

(Pe) comprobante de pago
Effectual proof of payment made (by the tenant)

Explanation:
Payment made should get round the Lessee-issued conundrum.

Effectual - because, the other way round in EN law, the landlord will issue an effectual receipt and discharge.
