French term or phrase: et ou virgule?

ici la phrase:
« La société a pour objet l’acquisition, la détention, la mise en valeur, la location *et* la gestion *et* la réalisation de tous immeubles pour compte propre, tant au Grand-Duché de Luxembourg qu’à l’étranger

Selon moi la première ET doit être substituée par une virgule qu'en pensez vous?

Explanation:
Tout dépend: "location et gestion" constitue peut-être un bloc auquel cas cous pourriez garder le premier "et" et subsituer le 2ème par "ainsi que" pour éviter une répétition.
Personnellement, je conserve le plus souven les structures et formulation du document original pour éviter de commettre une erreur d'interprétation.
