Catalan to English translations [PRO]
Law/Patents - Construction / Civil Engineering / urban planning | | Catalan term or phrase: (dret a) sostre i usos | I'm translating a document on urban planning, and the phrase "sostre i usos" shows up twice:
TEXT 1:
"Per possibilitar aquesta transformació, l'ordenament urbanístic Català, estableix la necessitat, en resum, de:
a).-Redacció d'un instrument de Planejament Urbanístic (Pla Parcial)
b).-Redacció d'un projecte d'urbanització per l'execució i implantació de les infraestructures de serveis urbanístics.-
c).-Redacció d'un projecte de compensació o reparcel·lació, que recull la cessió en favor de l'administració, dels sòls destinats a vial, zones verdes, equipaments i sòls que s'han de cedir a l'Administració municipal, que permetin implantar un 10% de l'aprofitament urbanístic (**sostre i usos**) de tot l'àmbit."
TEXT 2:
"La transformació urbanística d'uns sòls de propietat privada comporta, per imposició de la llei, que part d'aquests sòls passin a ser públics (passin a ser de l'Administració), (vials zones verdes o espais lliures, equipaments); però a la vegada la llei Catalana i Espanyola, imposen una obligació:
Que l'administració pública, participi de les plusvàlues generades per la transformació urbanística del sòl.
Això es tradueix en que la Comunitat (Administració local) passi a ser propietària del 10% del dret a **sostre i usos** que es poden fer en l'àmbit (en algunes èpoques aquest 10% es va elevar al 15%, i en algunes comunitats autònoms aquest % potser diferent)."
Looking at the link below, I think this refers to "area under roof & uses" (or "uses thereof??") and that the "àmbits" are actually the purposes for which the land can be used. But how would I render this in English? "...owns 10% of the right to area under roof and uses" sounds a bit wrong to me. I'd also appreciate suggestions on how you'd translate the different "àmbit" phrases.

I'd suggest that "ámbit" refers not to the "purposes" to which the land is put but rather to the physical area/zone/etc....
And I fully realise you haven't asked (and I might be overly cautious here), but "Pla Parcial" has nothing to do with "Partial"...but with "Zoning"
