The acquisition of property rights due legal transaction requires the entry in the land register. Incorporation is effected by means of a deed of title, which must include an “intabulation clause” (i.e. the seller’s unconditional statement authorizing the purchaser to register the transfer of ownership). A person relying in good faith on an entry in the land register may, under certain circumstances, obtain ownership of the property in good faith.

Tabularna isprava je ona na temelju koje možete izvršiti upis prijenosa vlasništva u zemljišnim knjigama.Mora sadržavati izjavu prethodnika, odnosno onoga čije pravo uknjižbom prestaje, ograničava se ili sl., da pristaje na uknjižbu
Osim clausule intabulandi, dakle pristanka na upis, mora sadržavati i oznaku nekretnine, katastarsku općinu i broj čestice te općenite sastojke, a također mora udovoljavati određenim pretpostavkama glede oblika-ovjerovljena privatna ili javna isprava
