I know this term has been discussed before, but none of the suggested answers seems to fit my context. A few examples:

Waardering goodwill en handelsfondsen;

(...) voor betaalde goodwill of handelsfondsen;

voorbeeld: "Een handelsfonds van € 100 waarop € -75 was afgeschreven per 31/03/04. Dit handelsfonds zal onder IAS voor een netto-boekwaarde van € 25 blijven staan"

I've found a definition of handelsfonds which I think describes exactly what is meant in my text:

Het handelsfonds is een geheel dat bestaat uit onder meer elementen die toelaten de klanten te behouden, zoals het uithangbord, het recht op de huur, winkelnaam, de goederenvoorraad, informaticabestanden, klantenlijsten, brevetten, de merken, het drempelgeld, enz

i.e. similar to goodwill but broader, including tangible as well as intangible assets...

this is the same as "fonds de commerce" in French. the Dutch explanation says it all. It is more than goodwill but not the actual building.
