Dutch to English translations [Non-PRO]

Dutch term or phrase: inrichting en inventaris
In a commercial lease (huurovereenkomst kantoorruimte en andere bedrijfsruimte), I am not sure how to translate "inrichting en inventaris" because Jurlex gives quite a few different translations for these words, and the words given in English are quite different in meaning.

Examples from Jurlex:

inventaris =
fixtures (and fittings)
(company) equipment
inventory
stock, fixtures and fittings

inventaris en inrichting =
furniture and fixtures
stock, fixtures and fittings

inrichting =
furnishings and fittings
fixtures

Examples of these words in my text:

Huurder zal het gehuurde voorzien en voorzien houden van voldoende inrichting en inventaris.

Huurder heeft de voorafgaande schriftelijke toestemming van verhuurder nodig voor het geheel of gedeeltelijk
veranderen van de inrichting of gedaante van het gehuurde.

Indien voor het gehuurde een hogere dan normale premie van verzekering voor opstal of inventaris en goederen aan verhuurder of andere huurders in rekening wordt
gebracht...

Explanation:
the first "inrichtingen en inventaris" is the fixtures and fittings of the building/reted space.
The second 'inventaris' is the list of insured contents, which could include the fixtures and fittings refered to earlier.

e.g.

disagree  Lawyer-Linguist: sorry Dave, the distinction may seem subtle but took up a large part of my second year legal studies many moons ago, is not fixtures at all which have already become immovable in law unlike fittings which can be removed and the property restored.

FURNITURE, FITTINGS & EQUIPMENT

Kitchens. All properties have a proper modern kitchen with the following minimum equipment;- cooker with a minimum of three heating rings or plates, grill, oven, fridge, kettle, storage cupboards, proper work surfaces. Most cottages have considerably more equipment, including washing machine, dryer, microwave oven, deep freezer, dishwasher, hair dryer etc. Each property description clearly states what equipment is provided. There is sufficient crockery, cooking utensils, storage space, seating etc for the stated number of people.

Bathrooms. All properties have at least one bathroom, with bath and/or shower, toilet and wash-hand basin as minimum. Many have more than one bathroom and/or additional showers, cloakrooms etc, and all bathrooms are of good quality. 10% of our cottages now have 1 bathroom for every bedroom.

Sitting Rooms. Comfortable seating for the stated number of people. Colour TV ( many also have video, and radio/music equipment).
Dining table and chairs. Either in Dining Room, Sitting Room or Kitchen.This is clearly stated in the description, and enough seating for stated number of people

neutral  Dave Calderhead: 'inventaris' means what the user wants it to mean lke Humpty Dumpty, sometimes it is office equipment, sometimes inventory or stocks (instead of 'voorraad'), depending on context, and as I said, it is the list of insured contents. :-)>

agree  Lawyer-Linguist: it is not fixtures purely because in law these are already part of the leased premises (they have become immovable) - emphasis here is on what has been provided additionally, is insured and MOVABLE. Fixtures are NOT movable (grrr!)
