I am currently translating a tenancy agreement, and am struggling to find a suitable translation for the above term.

I found very little information online / in my financial/legal dictionaries (A. van den End, A.J. de Keizer), so any suggestions would be gratefully received.

The context is as follows:

"Onze kamers worden verhuurd volgens het huurleningsysteem.
Hierbij betaalt de huurder na ondertekening van de huurovereenkomst de huur voor
maximaal 18 maanden ineens aan de verhuurder met een maximum van € 5000.
De kamerhuur wordt maandelijks van het door jou betaalde bedrag afgeschreven.
Over het resterende bedrag verstrekt de verhuurder rente."

Am I correct in deducing that the total rent is payable in advance (by the tenant), and that the landlord / lessor pays interest (to the tenant) on the outstanding amount on termination of the agreement / at the end of the tenancy period?

I have never come across this type of tenancy agreement before, so any suggestions are more than welcome. KudoZ points will be awarded within 72 hours.

agree  Jack den Haan: I'm not familiar with either the source term or your translation in this context, but from a language point of view it's a correct translation of course. It sounds more like a rental deposit or advance rental payment system, though.
