Tenancy change reports are quite convenient in the case of tenancy changes. This type of report may provide a definite answer to the question whether the tenant has to settle for possible damage to the building or the installations in it. A tenancy change report also is a perfect means to judge the building’s structural condition and state of repair between times, and it can serve as a verification point for later reports.
When a tenant leaves, the landlord takes stock of the building’s condition. Did the tenant leave the building in good order? Is there any damage to walls, ceilings or floors? What is the state of repair? The landlord should indicate exactly which damages he charges the tenant. Therefore the landlord must have a condition report made at the moment of tenancy change, to be able to hold the tenant liable for the damages. The tenancy change report is the conclusive evidence which enables him to charge damages.
