Buyer and Seller recognize and agree that as of the date hereof Seller is not the owner of the Property or any portion thereof. Prior to the Closing, Seller will be required to acquire title to all of the Property. Buyer shall cause the existing contractual agreements on four of the lots to be assigned to Seller, and receive a credit for any deposits made thereunder against the Purchase Price, as part of the Purchase and Sale Agreement. Under the Purchase and Sale Agreement, Seller shall have the right to exercise all the purchaser’s obligations, rights and duties with respect to such assigned contracts and Seller will be free to modify them in accordance with the terms of such agreements and the consent of the other parties thereto.

I would like a rewording/analysis to deep structure of this sentence:

Explanation:
Hmmm... I may be missing something, but it seems pretty straightforward to me:

The buyer is supposed to make sure ("cause") these contracts are assigned to the seller - unless a vital verb is missing, and the lots are to be assigned.

If a deposit is paid in connection with these contracts, the buyer will be credited with such deposits, effectively lowering the buyer's purchase price (see below).

These credits will be included in (i.e., worked into) the purchase agreement (presumably) between the buyer and the seller.
