Explanation:

Explanation:
Court can order sales of real and personal property, not only houses.

a deceased partner's estate: here “estate” means 遗产 not 遗产继承人.

But studying the context, I think it was supposed to be “a deceased partner's estate administrator” but the “administrator” was carelessly missing here. So I would translate “estate” as: 遗产(管理人) to make sense and keep the original text intact.

Explanation:
1. About "Court Sale": I would suggest translating "Court" as appears in the term into "法院" rather than "法庭". A subtle difference exists between the two terms. While "法院" refers to a court as a whole which is similar to the idea conveyed by the English term "Court", "法庭" typically refers to a panel of judges convened from time to time for specific cases. In some jurisdictions, e.g. Mainland China, such panel of judges is not responsible to direct court sales. The Chinese terms "法庭" or "合议庭" would be a suitable translation for the English term "Collegiate Panel".

2. About "Deceased Partner's Estate", I agree that, given the context, the term refers to persons rather than properties. However, I would suggest not limited the reference here to "estate administrators" because, again, in some jurisdictions, e.g. Mainland China, the distribution of a deceased person's estate does not necessarily involve "estate administrator".
