Explanation:
C'est le loyer qui est calculé, en plus du loyer de base, en fonction d'un % des ventes réalisées (au chiffre obtenu du % des ventes, vous déduirez le loyer de base déjà payé).

Vous avez raison. Je n'ai pas fait de distinction alors qu'il en existe une.

En droit fr., on va parler de "clause de loyer variable" ou "clause recette" (http://www.baux-commerciaux.com/baux/cgi-bin/PageDoctrine.as... http://www.juridix.net/dcom/bail_commercial.htm).

Par contre, au Canada, on parlera de loyer à pourcentage.

évidemment, dans ce cas-ci, Percentage rent = "loyer variable" (et non "clause de"... qui est le titre général de l'article en question)
