Es geht um ein Projekt zur Errichtung eines Industrie- und Forschungsparks.

Wie könnte ich folgende Begriffe übersetzen?
- build-to-suit services
- build-to-suit project

"Maßgeschneidert" klingt irgendwie salopp, oder wäre das ok?

Park tenants have the option of either renting space in the central buildings or alternatively choosing to sign long term leases/agreements on the park’s individual lots, opting to construct their own corporate buildings. SSS has created an option to develop and finance up to 35 projects through **build-to-suit services** in the next 45 years.

Each **build-to-suit project** will trigger the formation of a new trust that will grant SSS a 45 year period to recuperate the invested funds.

University states that for every build-to-suite or additional project undertaken by SSS (or affiliated entities) the scheme laid out above remains the same except for two important changes: SSS will receive 70% of the profits and the AAA University 30% until an IRR of 23.75% is achieved. Afterwards, SSS will receive 30% and the AAA University 70% of the remaining distributions. Each **build-to-suit project** will trigger the formation of a new trust that will grant SSS a 45 year period to recuperate the invested funds.

hier vielleich eher mieterbezogen oder in die Richtung (sicher nicht "nach Kundenwunsch", denn es geht nicht um Wünsche, sondern die langfristigen Mieter/Vermieterinteressen, wie J.C. ganz richtig anmerkt)

Das mit dem "kundenbezogen" ist m.E. eher eine Erklärung des fraglichen Begriffes als eine Übersetzung desselben.
