English term or phrase: outward yield shift
Yields have continued to compress strongly in all major locations across retail sub-sectors due to the strong weight of investor capital. We expect yields to compress further in most markets over the next twelve months, although at a slower rate than previously, as the spread between prime retail yields and long term government bond yields is narrowing, and some markets have already become overpriced. London’s West End and Dublin, in particular, may see a slight outward yield shift in 2007/08, as prime locations are already showing a negative risk premium over bonds.
