We expect a positive return from commercial property over the next 12 months, as ***falling yields*** more than offset the effect of falling rents.

Ich hab es erstmal so übersetzt:

Bei Gewerbeimmobilien erwarten wir in den nächsten 12 Monaten eine positive Entwicklung, weil **fallende Zinsen** den Effekt sinkender Mieten mehr als ausgleichen dürften.

Stimmt das so? Oder was könnte hier mit "returns" sonst gemeint sein?

Erklärung:

Gemeint sind meines Erachtens die Renditen aus Immobilienanlagen, die sich als Quotient aus den Mieteinnahmen und dem durchschnittlichen Marktwert der Immobilien ergeben (yield = rental income / average market value). Wenn die Renditen stärker fallen als die Mieten, bedeutet dies, dass die Marktwerte der Immobilien steigen (und somit eine positive Wertentwicklung zu verzeichnen ist).

Nachstehend ein Auszug aus einer S&P-Analyse eines Immobilienfonds zu dieser Thematik (Link anbei):

As expected, net yield (2007 net rental income divided by the average 2006-2007 market values of the portfolio) fell to 6.4% in 2007, from 7% in 2006. This decline results mainly from the integration of the Fedimmo portfolio, which had an initial yield of 5.5%. In addition, like-for-like rents increased by only 0.5% in 2007, due to still-limited potential increase in rent levels and despite a reduction in incentives for tenants. Potential additional investments at low yields could also put pressure on margins.
Portfolio revaluation results have been relatively small over the past few years, due to falling yields offset by declining rents.
