Wie ihr vielleicht wisst, bin ich kein Finanzexperte und schon allein der Gedanke an Jahresabschlüsse treibt mir Schweissperlen auf die Stirn. Ich habe mich auch, wie es sich gehoert, bereits in den Kudozglossaren informiert und weiß theoretisch, dass beides mit Abschreibung übersetzt werden kann, je nach Kontext.

Ich sitze an einem lease contract für eine große Mall, der ansonsten nicht weiter problematisch ist. Im Anhang habe ich ein tabellarisches 'Lease control sheet', in dem einzelne Ein-Wort-Rubriken erscheinen, so auch 'amortization' und 'depreciation' letzteres 2x. Wie übersetze ich nun diese jeweils??

Es handelt sich um 5 Spalten, definiert als
Landlord( recovered from tenant)/ Landlord(non-recoverable)/ Tenant(direct)/ Admin fees (15%)/Mgmt. fee (specify %)

Nun die horizontalen Einträge:

"Die engl. Begriffe "depreciation" und "amortization" können beide im dt. mit Abschreibung übersetzt werden. "Depreciation" bedeutet allerdings v.a. der Werteverzehr an materiellen Gütern (Sachanlagen), "amortization" wird demhingegen im Zusammenhang mit immateriellen Gütern verwendet."

Für depreciation passt auch Wertminderung.

Für amortization evtl. auch Amortisation / Amortisierung.

(Im Übrigen habe ich für "depreciation and amortization" auch "Abschreibung und Tilgung" gefunden, allerdings scheint mir Tilgung hier nicht zu passen.)

Explanation:
I would have to assume that this mall is financed by a bank or other financial institution and this financing would have a fixed term with a fixed monthly payment "amorized" over a specific period of time, generally 30 years. Amorization, as I know it from 29 years in banking, is the calculation of repayment of principal and interest over this fixed term, so Tilgung would probably be the best fit, especially in light of the fact that they listed depreciation already, which would be Abschreibung.
