Brief an die Anleger eines Immobilienfonds:

A large amount of capital would need to be invested in these properties to pay for future **tenant finish-out** and leasing commissions as new tenants sign leases and existing tenants renew their leases. There is still in excess of 40 million square ft. of vacant office space in the ... area. As a result of this surplus space available, rental rates are continuing to drop, without any improvement in sight. In my opinion, any profits that are made on the sale of the shopping mall would be spent on **tenant finish out **and leasing commissions. With the high vacancy in the market, this would be a financial drain on the properties. In my opinion, it would be best to proceed with the sale, since I see no sign of recovery and we run the risk of losing the properties to the bank, without making any distribution to the investors.

The more money you ask the landlord to spend getting your space ready for your lease, the less flexible they will be on rate. New paint, carpet and walls might seem like a benefit to the landlord too but it is really just seen as an expense. By the time your lease is up the space will need to be updated again from wear and tear and different preferences of the next tenant. You can negotiate better lease rates if you can find a space that substantially meets your needs as-is. The cost savings to the landlord can be realized in a lower negotiated rental rate.

Übrigens, falls es dir nicht bekannt ist, ist beim Mieterwechsel in den USA der Vermieter für das Malern usw. verantwortlich. Vielleicht kannst du es einfach \"Renovierung nach Mieterwunsch\" oder so nennen.
