The majority of investors in today’s market require a gross initial yield (with no acquisition costs for the buyer´s account) of a least 7% to 8% for a well located modern office building let to a **secure covenant**.

Es geht um eine Studie über Investitionen in Büroimmobilien. Die Grundbedeutung von "covenant" ist mir geläufig, ich verstehe allerdings den Sinn in diesem Kontext nicht.
