  -> Thanks Teresa. OED definition 2 is "The action of bringing (a building, etc.) into ruin, decay, or disrepair." Although it's not in common usage generally, it is a well-known legal/technical expression

neutral  Richard Benham: Collins has for "dilapidation", "state of disrepair of premises at the end of a tenancy due to neglect". [...]//The situation in Germany is irrelevant. We don't know it's a commercial lease, and it's the landlord's responsibility by default in general.

  -> Thanks for the definition Richard. Sorry to disagree but under modern leases of commercial property the tenant is almost always liable for repair and maintenance, even in Germany (apart from the landlord's responsibility for "Dach und Fach").

Explanation:
dilapidation = eigentlich Verfall, dilapidations übersetzt Leo mit "Reparaturen, die der Mieter einer Immobilie auf eigene Rechnung ausführen lassen muss".
Das sind klassische Renovierungskosten (zu Lasten des Mieters), so ist die übliche Formulierung in deutschen Mietverträgen

Asker: Google bringt in dieser Hinsicht wenig, v.a. da m. E. Renovierungs- und Instandsetzungskosten nicht identisch sind.

neutral  Alec Evans: Renovierungskosten in this sense refers to redecoration and maybe recarpeting of the property, which the tenant *may* have to do at the end of a lease depending on its terms. Instandsetzung refers to more serious disrepair.
