Explanation:
AFAUK, there is no specific term used in the real estate business in Germany that equates to this US term. That probably has something to do with the fact that there are virtually no purely business districts in German cities. Even in downtown Berlin, Frankfurt, Munich or Hamburg, you find apartment houses next to office buildings. The above terms are used to refer to downtown or (in BE) city-centre locations). Outside of the towns you do find so-called Gewerbe- or Industriegebiete, but even there you find houses! Basically, the Germans don't want the total separation of residential and commercial areas à la USA. They see that as one of the reasons for the deadness of many US cities at night.

www.abkuerzungen.de gibt CBD als Städtezentren an (Zentrum der Stadt)
aber ich wäre eher für das Geschäftszentrum, wenn wir schon von business sprechen, oder ev. Handelszentrum

Den Links im Internet zufolge würde ich mal ganz, ganz stark auf obiges tippen, zumal in deutschen (und europäischen) Großstädten das "zentrale Geschäftsviertel" sich immer in der Innenstadt befindet.

Steffen Walter: Hans, hier geht's aber laut Ralfs Angaben gerade um die zentral gelegenen/innerstädtischen Geschäftsviertel -> was mich zu der Assoziation "Büro- und Geschäftshaus in bester Innenstadtlage/Citylage" bringt (so oft im Immobilienteil gelesen...).

Kennzeichen des Gebietes sind eine hohe Bebauungsdichte, weitgehende Spezialisierung der Geschäfte und Höchstumsätze, höchste Bodenpreise und beste Zugänglichkeit. Je nachdem, von welcher Stadt/Städten die Rede ist, würde ich von Innenstadt absehen, da es darauf ankommt, wie diese Städte angelegt sind.
