The property to be acquired is currently fully let and anchored by the national and international multiples, Zara, Cortefiel (fashion), H&M and Supersol (supermarket). Of the 63 retail units which currently make up the centre, 13 comprise a lettable area in excess of 300m² and generate some 45% of the total rental income. Lease expiries and fixed break options accounting for some 25% of total income occur during 2010 and 2011. Lease renewal negotiations are already in progress with Cortefiel and Supersol. Tenants paying a further 18% of the total rental roll benefit from ***rolling break options***. As in other Spanish shopping centres, members of the powerful Inditex group account for the majority of these, including Zara whose 1,749m² unit is one of the company’s best performing outlets in the country. |
