English term or phrase: non-contingent transactions
Real Estate Investment Trust, soliciting investors for office properties in New York City - here is the bullet list context:

• Surge in capital - domestic and global - ready to invest in New York City
• Cap rate compression for core assets
• Demand continues to outstrip supply
• Competitive bidding, and non-contingent transactions are norm again

I understand what this means, but is there an equivalent German term? Verbindlich, unbedingt, nicht-eventual all seem to be a little unwieldy and don't quite hit it on the head, imo.

Any suggestions and/or references are welcome!

Explanation:
"A contingency is a provision in a real estate contract that specifies the contract would cease to exist upon the occurrence of a certain event.
Example: "This contract is contingent upon Buyer successfully obtaining a mortgage loan at an interest rate of 6% or lower." Should rates rise quickly, and this rate not be available, the contract would end.

  -> The real estate market is on the rise again, there's more money on the street to go around, everybody wants the seller's property... wouldn't (s)he be more likely to agree on a deal that isn't legally binding, just in case an even better offer shows up?
