appartamenti...cooperative immobiliari Explanation: Non sono certa che io e Michele intendiamo la stessa cosa, per cui ti metto cio' che so. Condos e coop non rappresentano due tipologie abitative diverse, rappresentano due forme di proprieta' (leggi=investimento) diverse. I condos sono i condomini, o meglio gli appartamenti in condominio. Si puo' infatti affittare o comprare un condo, il che non significa che affitti o compri l'intero edificio, ma solo l'appartamento. Per comprare o affittare l'intero stabile devi comprare o affittare l'apartment o condo building. Co-op o coop rappresenta invece una entita' societaria i cui soci comprano le azioni degli stabili, ma non vi abitano (o non necessariamente) come invece avviene in Italia, poiche' possiedono solo shares, azioni dell'appartamento/i/condominio/i. Nel caso dell'Italia, invece, quando fai parte di una cooperativa di case significa che hai acquistato un appartamento nello/negli stabili che costituiscono il bene immobile della cooperativa stessa. Non so se mi spiego.. Nel tuo caso le vendite immobiliari di appartamenti (ovviamente in condomini , entita' fisica) supera le vendite delle azioni emesse dalle cooperative immobiliari. 1. Condos: ownership of the physical apartment in the building; owners of each unit pay common charges to maintain the building as a whole. 2. Coop: Cooperatives are Legal corporate entities where each apartment owns shares in a corporation (the building being the corporation) and the coop board acts and votes like a board of directors on changes/revisions to the regulations of the coop building. Rarely will a cooperative building allow less than 3 months rentals. Coops have maintenance and tax charges as opposed to the common charges of a condo.
