2. The improvements permanently affixed to the Premises and carried out by the Lessee during the duration of the Lease, shall require the written approval of the Lessor, such approval not to be unreasonably withheld or delayed, and shall be carried out at the Lessee's cost, and following the lapse of the Lease shall not be subject to settlement with the Lessor by way of payment of their value, unless the Parties agree otherwise.
