The Gross Rent Multiplier or GRM is a ratio that is used to estimate the
value of income producing properties. The GRM provides a rough
estimate of value. Only two pieces of financial information are required
to calculate the Gross Rent Multiplier for a property, the sales price and
the total gross rents possible. If this information is available for multiple
sales of similar types of income properties in a particular area, it can
then be used to estimate the market value of other similar properties in
that area. Some investors use a monthly Gross Rent Multiplier and some
use a Yearly GRM. The monthly Gross Rent Multiplier is equal to the
Sales Price of a property divided by the potential monthly gross income
and the Yearly GRM is the Sales Price divided by the yearly potential
gross income.

sa-l numesti factor sau multiplicator inseamna sa elimini operatia de impartire din definitie ceea ce duce la un nonsens in contextul dat
pe romaneste cand inmultesti ceva cu altceva , chestia cu care inmultesti se cheama multiplicator
contextul de mai sus zice ca e vorba de produsul unei operatii de impartire

neutral  Anca Nitu: "multiplicatorul" nu prea suna bine/ multiplicator nu e matematic corect relativ la definitia Gross Rent Multiplier vezi mai jos/ diferenta e si lingvistica factor nu inseamna raport

  -> Chiar dacă "nu sună", este traducerea corectă dpv. economic a termenului. V. def. *economică* pt. multiplicator. Nu trebuie să confundăm aici două discipline: matematica este altceva faţă de economie.

neutral  Iulia Manescu: Rămân la părerea că, având în vedere definiţia, se poate formula şi ca acest al doilea răspuns al tău, numai că îmi pare mai mult explicativ. Şi neapărat "venit brut din chirie" la numitor. Dar oricum, nu poate fi mai bine decât termenul consacrat.

  -> SI MULTIMPLCATOR E CONSACRAT IN ACEST CONTEXT IN LIMBA ROMANA??? da un exemplu te rog, si diferenta dintre produs si factor e si lingvistica nu numai matematica , si sa nu uitam sensul frazei care cred ca are importanta lui,nu ?
