Контекст следующий:
Set on a plot of 25.000 m² with a living area of 350 m², excluding terraces, this stylish villa comprises of 5 bedrooms and 5 bathrooms; on the main level is the master bedroom with fireplace, dressing area and en-suite bathroom, plus 2 other bedrooms with en-suite bathrooms. On the lower level there are 2 further guest bedrooms with shower and WC – one also has a kitchenette.
Насколько я понимаю и судя по фото (см. http://www.vigodnayapokypka.com/featured?&status_id=), main level это не первый этаж, но и не второй, т.к. под ним (lower level) этаж «неполноценный», почти цокольный. Если не ошибаюсь, такие дома считаются одноэтажными, но имеют эти самые main и lower levels, причем живут именно на main level. Поправьте меня, если заблуждаюсь :)
Explanation: the house in question has obviously two levels I would suggest to translate the storey where the bedrooms are as верхний этаж as this corresponds to the English top floor (here main level) as opposed to the lower floor or level which is called ground floor and which as a rule accommodates the kitchen.
Учитывая то, что в моем случае этажей всего два, было решено остановиться на варианте "верхний этаж", возможно, с припиской "который является основным". Будь этажей хотя бы три, пришлось бы определяться с их нумерацией :)

В вашем случае - есть цокольный и жилой, причем в цокольном -- кухня, санузел и комнаты для гостей (где не живут постоянно)...

Explanation: Судя по информации, приведённой в ссылке это всё-таки первый этаж. Смотрите на плане где находится главный вход; в описании указанно, что дом 3-х этажный; один из этажей находится ниже уровня земли (не main level).
