English term or phrase:"tenant shall have and hold"
Carmen & Margaret: after talking with some of my collegues here in the US, apparently the tenant DOES have much more rights than in Spain or Argentina. For example, if the tenant has to be evicted, since they possess the thing, they can't do it so for 30 days. Just one example.

There are 50 states in the USA and each one has different laws affecting renters (they are not all congruous). In some states it is virtually impossible to evict someone due to all the legal parameters.
