Es importante puntualizar que se trata de los "derechos sobre los minerales BAJO la superficie terrestre", ya que el poseedor de unas tierras puede que no lo sea a la vez de los minerales que se encuentran bajo las mismas, es decir, puede ser el dueño de la finca ("surface estate") y no poseer los derechos de explotación de minerales de la misma ("mineral estate")...
Tal como se aprecia en la información de Wikipedia, "mineral estate" se refiere no solo a las sustancias orgánicas e inorgánicas bajo la superficie terrestre (en comparación a las halladas en el término "surface estate") sino, y lo que es más importante en este contexto, a la titularidad de los derechos sobre estos minerales.
