Finnish term or phrase: tasapoistomenetelmä / substanssipoistomenetelmä

Talking about depreciation (on a company's profit and loss account). One is referring to a way by which you assign an even amount of depreciation (on an asset's value) for each year (obtained by dividing the purchase price by the years you use the thing) - that is tasapoistomenetelmä.

The other is the way you calculate depreciation for something like a mine. You start with the purchase price and then every year deduct from that the value of the minerals you have mined out of it: substanssipoistomenetelmä.

But what are the correct terms in English??
