French term or phrase: aire d'évolution
This is in a decription of a building that is being sold.

"Un immeuble édifié sur un terrain situé à Créteil ... comprenant :
- un bâtiment d'une superficie au sol de 2.378 m² environ et développée de 2.986 m² environ, à usage d'entrepôt, bureaux, locaux sociaux, sanitaires, etc…
- parkings,
- aires d'évolution et de livraison,
- voies de desserte intérieures.
Soit 1.965 m² à usage d'entrepôts et 1.075 m² à usage de bureaux."

"aires de manoeuvre" is used as well, so I don't think it can be "manoeuvring room".

marshalling area

Explanation:
Sounds "pro" and is nicely vague!!!

Otherwise, things like "cargo area", "turning area", "manoeuvering area", etc.

Figure 2 shows a picture of the eight docks used for unloading the trucks for CMA. These eight docks are con- tinually fed from trucks in the marshalling area

agree Carruthers: however, "manoeuvering area" is more appropriate, BTW "aire de manoeuvre" & "aire d'Ă©volution" are one and the same

delivery bay

Explanation:
I think that the whole phrase: "aire d'évolution et de livraison" refers to "packing area and delivery (or despatch) bay"
