This is in an agreement for one company to provide another with office space plus related services.

I know the usual translation is "impairment" but can it mean "cost"? Your thoughts please!

La présente sous-location est consentie, à compter de la disponibilité effective des locaux, moyennant le versement d'un loyer annuel (charges et taxes comprises) défini d'une part en fonction de la dépréciation des aménagements, du mobilier et des taxes rattachés à la location des locaux et d'autre part en fonction de l'utilisation réelle des locaux (selon le mode de calcul défini en annexe 1). Le loyer (calculé mensuellement) sera payable trimestriellement et d'avance.

neutral  Martin Bruckmann: The word may be right, dunno. As a hint, I would say it is also about the wearing out of the premises and furniture over time, and corresponding loss of value.
