It's the "réserve" I don't get here. This is in a title. In the text it says:
"A la sûreté et garantie du paiement du solde du prix et de tous intérêts accessoires, l’Immeuble présentement vendu demeure affecté par privilège, lequel est expressément réservé par le Vendeur indépendamment de l’action résolutoire également réservée."

"… the property being sold remains subject to a charge (*), which has been expressly reserved by the Vendor independently of the restitution (rescission action), which is also subject to the [same] charge."

(*) I’m making an assumption here that this is the meaning of « privilège » for which there are so many possibilities, a mortgage charge being the most common.

I see the problem with the word "reserve" though. I think it sounds odd. Is there any more information about what is going on between the parties?
