Hello all.

I know that Par dérogation means notwithstanding, but I don't really understand how expresse fits in here, because as far as I know you can't "expressly notwithstand" something :) I would love some help.

Toute sous-location autorisée ne pourra etre que partielle et devra préciser que l'ensemble des locaux, objet du bail principal, forme un tout indivisible dans la commune intention des parties.

Par dérogation expresse à l'article L.145-32, alinéa 2, du Code de Commerce, il est précisé qu'à l'expiration du bail principal, le Bailleur ne sera pas tenu au renouvellement des contrats de sous-location et/ou domiciliation autorisés, les sous locataire et/ou la société domicilié ne pouvant en aucun cas prétendre au bénéfice de la propriété commerciale et le Preneur devant faire son affaire personnelle de l'éviction de tout sous-locataire.
