French to English translations [PRO]

There is a whole chunk in this marketing document that refers to French real estate rules that I'm finding hard.
The sentence is:
"l'ensemble sera régi en volumétrie en tant qu'ensemble immobilier complexe."
The development is a block of luxury apartments with shops on the ground floor.
From background reading, I understand this is to do with how the building is divided up, with or without "parties communes" as would be usual in a block of flats.

La division d'un ensemble immobilier en volumes sans parties communes et non en lots de copropriété avec parties communes est permise en application du second alinéa de l'article 1er de la loi n° 65-557 du 10 juillet 1965 et de l'article 553 du Code civil, dès lors que l'on se trouve en présence d'un ensemble immobilier complexe, un ensemble immobilier dans lequel l'appropriation du sol est hétérogène et non homogène. Un bâtiment élevé sur sous-sol d'un rez-de-chaussée et de quatre étages carrés divisé ensuite par lots n'est pas un ensemble immobilier complexe (EIC) ; cependant, ces dernières années, la tendance des juridictions va à l'assouplissement, ainsi vers une admission de la division en volume par exemple quand les blocs du bâtiment apparemment homogène sont affectés à des utilisations très différentes et que telle est la volonté des parties, comme de vouloir faire supporter les charges du toit aux seuls propriétaires du bloc supérieur.

Sorry, I somehow managed to get the weblink pasted in the middle of the citation. It is a single citation and the weblink was meant to go at the end. I think that, because this is so legally specific and can be set up even before construction of a development, you should keep the French term and put the English explanation in brackets. It is almost (but not quite) a set of ordinary and flying freeholds in a mixed development.

The concept is quite complicated whether expressed in English or French... so I would stick close to the original French. That's what this Luxembourg company did on its website:

Its does get involved, but IMO here just a translation is required... but I would include the "EIC" notation, or perhaps even the entire French term.
