French term or phrase: partie bâtie non bâtie

In the section of a 'promesse de vente' containing a description of the property, the description is divided into 3 sections: the "partie bâtie en infrastructure", the "partie en superstructure" and the "partie bâtie non bâtie". The latter is described as "Une fenêtre urbaine et un atrium entre les corps de bâtiments". The client has only indicated that this is a technical expression relating to "volumétrie" so I'd really appreciate it if anyone can enlighten me on this. Thanks in advance for taking the time to help me.

Hello,

This is difficult!

First, "volumétrie" refers to filling spaces in.

Here, it seems we have an area that's been built (i.e., atrium), but it's interior space remains empty (needs "built up")

partie bâtie = bare structure ( atrium)

non-bâtie = empty space (not built-up in volume)

All said in my humble opinion.

I think it is easy to make this sound more complicated than it is.
The fact that it is described as an 'urban window' and 'atrium between buildings' makes me think of open space.

The definition of an atrium

1. An open-roofed entrance hall or central court in an ancient Roman house.
2. A central hall or court in a modern building, with rooms or galleries opening off it, often glass-covered.

Let the rest speak for itself, you don't have to say that it's bare!
