in the US. A duplex is a 2-level apartment within a multi-residential building.

A townhouse generally has two floors, just like semi-detacheds, while a duplex can be found on any floor in apartment complexes. As such, it is not a 'house', but an apartment (flat)

agree  jccantrell: Contrary to the info given below, in California, a duplex is usually a two-story house that has separate entrances for the two stories that are rented separately. That is, two parties live in the house but do not share anything.
