What in German is known as "annuitätische Tilgung" is England and Wales (don't know if Scotland is different) the common method by which a residential repayment mortgage is paid off. (unless the interest rate changes) each month you pay the same amount, however, during the term of the loan the proportion of each payment going to repayment of the principal gradually increases. In Germany, however, residential mortgages are commonly structured whereby the amount of principal paid off each month remains the same, hence, it is common to agree "1% Tilgung". HTH |
