On reflection, I think you should say \"warehouse operator\" as the operator is not necessarily the owner (he might be leasing it from another party)

Explanation:
These are the two translations suggested in Hamblock/Wessels. Client is out, as I imagine that you are using this to translate "Klient". Principal might work for you, if you include a description of what is meant.
