Mietgegenstand sería acaso el "objeto del contrato" que es la "acción de arrendar". Leyendo el contexto con atención, podría ser que el "oder" fuera una cuestión puramente lingüística: "... el inmueble arrendado u objeto del arrendamiento...", que quisiera decir "o lo que es lo mismo,...".
