Zumindest nach der Begriffsbestimmung des BGB müsste es sich beim Teileigentum um nicht zu Wohnzwecken dienenden Räume handeln.

Ich bin mir aber nicht sicher, ob der Autor diese Unterscheidung zum Miteigentum so genau nimmt.
