The literary translation of this term, namely "Effective Cause", is widely used in english and since the source text merely mentions "גורם יעיל", I don't see any reason why one should alter or adapt it according to any context whatsoever.

To be honest, I'm not sure this is conveyed very well in English. The basic meaning is the person who brought about the sale of the property, the person who was the "effective cause" of the sale....

who wanted a particular ship of that sort at that price, and that Mr
Allan's efforts were therefore the effective cause of the sale.."

(The context in this quote isn't real estate, but this is irrelevant here as they are only using this in a larger discussion on the topic).
The problem is that גורם יעיל can refer to any of the many English terms banded around: agent, broker, middleman. As any one of these (and others) can be the effective cause of the sale.
In your text, it appears to be referring to the realtor, therefore indicating that s/he is the effective cause of the sale.
