Azért nem több, mert a megbízó már első ránézésre azt mondhatja, hogy nem tetszik neki az ingatlan, tehát semmi értelme nem volna több munkát belefektetni. Az identify jelentése az felkutatást is magában foglalja, mert anélkül nem lehet meggyőződni a parametérek megfelelőségéről.

You both are right, but sometime you just cannot do a literal translation of every word. Here, the Contractor is hired to just that: find, locate, identify, etc. a piece of real estate. He is clearly precluded from negotiating the contract. Közvetítés would be like brokering, but hardly works in English.
