Earnest money is one Garzanti's translations, besides deposit and down payment (one word)- probably unaware that an earnest works as a noun in UK conveyancing transactions.

Explanation:
In Italy there are two types of "caparra" as defined below, while in the UK (and the US, as far as I am aware) there is only one type of deposit:

La caparra confirmatoria (art. 1385 c.c.) è la più frequente e corrisponde alla antica consuetudine di consegnare all'altra parte una somma di denaro (o altre cose fungibili) a conferma del vincolo assunto. Se la parte che ha concesso la caparra si rende inadempiente, l'altra parte può recedere dal contratto e trattenere la caparra. Se inadempiente è la parte che ha ricevuto la caparra, l'altra parte può sempre recedere e richiedere il doppio di quanto versato.

Si tratta in entrambi i casi di facoltà concessa all'interessato che può comunque insistere per l'adempimento, e richiedere il risarcimento per l'ulteriore danno subito.
Diversa è invece la funzione della caparra penitenziale (art. 1386 c.c.) che rappresenta il corrispettivo del diritto di recesso, stabilito convenzionalemente. Chi decide di recedere deve dare all'altra parte quanto pattuito a titolo di caparra penitenziale e l'altra parte non potrà chiedere altro.

Earnest money is a deposit attached to an offer to purchase real estate. Providing an earnest money deposit shows the seller that your offer is genuine. Not all offers need to have earnest money.

If the offer is accepted, the earnest money is kept by the seller and subtracted from the purchase price, or is kept in escrow until closing, when it is applied to the buyer's portion of the closing costs. If the offer is rejected, the earnest money is usually returned. If the buyer retracts the offer, the earnest money is usually forfeited.

Security Deposit

A payment required by a landlord to ensure that a tenant pays rent on time and keeps the rental unit in good condition. If the tenant damages the property or leaves owing rent, the landlord can use the security deposit to cover what the tenant owes.
