Japanese to English translations [PRO] Bus/Financial - Real Estate
Thank you every one for your answers. After studying the document further, I figured out that 担保取得物件 in this document is used for Real Estate Divison of one of the Investment Banks based in the US. Due to market slump, this division nowadays undertakes fewer transactions involving new loans and mortgages. Moreover, as higher number of customers are defaulting on loan repayment, most of their time is spent on increasing the valuations of 担保取得物件, and then disposing them off to recover their original principal. In that sense, acquired properties through foreclosure seems most appropriate for the assignment that I am working on.

Explanation: I could not find many hits in searching with "担保取得物件." I think it means "担保権が取得（設定）された物件," and if so, we would rather say simply "担保物件."
For the term "担保物件", 新和英大辞典第５版 expositorily says "an item [a thing] used as collateral [security, surety]."
新和英中辞典 says: 担保物件 collateral (security) ¶担保物件としてこのルノアールの絵をお預かりしたい. We'd like to keep this Renoir as collateral.
I think "collateral (security)" is good, and that "guarantee" may be OK depending on the context.

Soonthon-san seems to interpreted the term as "a property the title to which has been acquired as a result of enforcement of security." I think his interpretation is possible.

Explanation: It's hard to say for sure with no context provided, but I guess it can be translated like this.
There is also such thing as "after-acquired collateral":

"After-acquired collateral" can be thanslated into Japanese as something like 事後取得財産 or 事後取得物件 （http://eow.alc.co.jp/after-acquired/UTF-8/）, and, although I understand it might not be the case, I hope this would help.
