Explanation:
O patrimônio de afetação é constituído do patrimônio próprio de cada empreendimento imobiliário, não se confundindo com o restante do patrimônio da empresa. Assim, o patrimônio de cada empreendimento imobiliário é contabilmente apartado do patrimônio total da empresa responsável pela construção e/ou incorporação do imóvel. O patrimônio de afetação de cada empreendimento objetiva evitar que o incorporador utilize recursos de um empreendimento em outros, visando resguardar o regular andamento do empreendimento em questão.

Williamson (1975, 1985, 1986) argued that transaction-specific assets are non-redeployable physical and human investments that are specialized and unique to a task.

In Protected Cell Companies: A Guide to Their Implementation and Use,
Nigel Feetham and Grant Jones state that "allocation of dedicated assets for specific business purposes ... obviates the need for (a) security over specific assets and/or (b) establishing a new company to pursue the business separately" (Section 3.41, p. 66).

Since /patrimônio de afetação/ concerns cell companies, or cell transactions, the correct term may well be /allocation of dedicated assets for specific business purposes/ - or to be very safe, /allocation and securitization of dedicated assets for specific business purposes/ - though before choosing between the two, I would want to speak to a lawyer.

disagree  Christopher & Rozilene Frye: As the transaction develops over time, the parties develop transaction- specific assets that are of value only if the transaction continues and will be lost if it ends prematurely. These assets include items such as relocation costs andpersonal relations.
