quota disponível dos bens= according to Brazilian law, if a person has heirs (children or wife, who are called "herdeiros necessários") 50% of a person's assets cannot be donated to anyone, but must be left for the "herdeiros necessários". This share is called "quota indisponível". The "quota disponível" is the share that can be donated or given away to anyone, before the person's death, or by means of a will.
dispensa de colação= If a person has more than one "herdeiro necessário" and donates a part of his/her assets to one of them while he/she is still alive, when he/she dies this portion has to be "brought back" to the estate (colação) so that the division of the inheritance among the "herdeiros necessários" is fair, UNLESS the portion donated is declared to be taken from the "bens disponíveis" and the donor expressly exempts that portion from being "brought back" to the estate before the division of the inheritance. This seems to be the case of your document.
fração autônoma= unit of a condominium, usually an apartment or a house in a condo.
I don't know the exact translation for all those legal terms in English, as they probably do not exist in British law, but may knowing exactly what they mean you may find a better translation.
