Sempre o mesmo problema com benfeitorias...

Num contrato de arrendamento, diz-se: "...O inquilino não pode realizar quaisquer obras que não sejam previamente autorizadas pelo senhorio que, quando de beneficiação ou quando consideradas benfeitorias ficam a fazer parte integrante do arrendado...."

Creio perceber a diferença entre beneficiação e benfeitorias mas não a consigo transcrever em francês. Alguma sugestão?
