3/ Money placed with a person as earnest money or SECURITY for the performance of a contract.

Deposit of title deeds - A pledge of real property as security for a loan, by placing with the lender, as pledgee, the title-deed to the land...

Титульный депозит для сделок по недвижимости - тоже возможный вариант, я согласна с Юрием. Здесь речь может идти о помещении титульного документа в escrow account, до завершения сделки сторонами. До завершения сделки титул помещается в escrow account продавцом, деньги помещаются тоже в escrow account (тот же или другой - обычно это счета адвоката, так что если адвокат один, бывает и такое - титул и деньги помещаются в один счет, если адвоката два, от каждой стороны по одному - у каждого свой escrow account) покупателем, таким образом и титул, и деньги ушли от их первоначальных держателей, и они не могут отступить от выполнения условий договора. Как только договор окончательно подписан и процедура closing завершена, деньги выпускаются из escrow продавцу, а титул - покупателю.

Еще один вариант перевода титульного депозита - title escrow.
